Et voilà, c’est fait! Nous venons de signer l’achat de notre terrain ce matin…

Maintenant, tout va s’enchaîner, et au terme de ce long voyage que sera la construction, deux premiers bungalows pourront vous accueillir chez nous!!

And… done! We just signed to become the owners of our plot of land…

Now, everything will go fast, and at the end of this construction journey, we will be able to host you in our 2 first bungalows!! (see article in English at the end)

Une patience récompensée

Ce fut long, et ça a failli ne pas se faire, mais comme toujours, nos bonnes étoiles ont veillé sur nous… Ce terrain, ça fait un moment que nous lorgnions dessus, mais depuis la promesse de vente signée en novembre, les retards s’étaient accumulés, et nous avons signé in extremis.

Je vous explique: pour mener notre projet à bien, nous avons voulu créer une SCI (Société Civile Immobilière). Pour créer une SCI, il y a des démarches: ouvrir un compte en banque avec le capital dessus, faire des statuts, déposer le tout… Bref, nous avons fait appel à un comptable qui a fait tout cela pour nous.

Le comptable s’occupait également des bilans de l’entreprise de mon cher et tendre, qui ne s’était pas préoccupé de ça depuis 2013, procrastination oblige… Or, la banque nous demandait ces bilans pour nous accorder le prêt! Et là dessus, paf… Le comptable a perdu sa connexion internet (Orange lui a coupé la ligne téléphonique par erreur… argh les Antilles!!). Donc on a dû attendre un bon moment avant que tout rentre dans l’ordre!!

Finalement, quand tout était prêt, nous avons appris que les propriétaires devaient quitter la Guadeloupe en juin car le monsieur a eu des ennuis de santé, et comme il refusait de signer une procuration, il fallait absolument signer avant leur départ…

S’est ensuivie une course contre la montre, pour finalement aboutir à ce que la banque accepte le prêt le 30 mai, que nous signions aujourd’hui le 8 juin, alors qu’ils prennent l’avion le 13 juin!!!!!

La vie m’a donné une belle leçon: apprendre la patience, moi qui suis très, mais alors très, impatiente. Au début, je stressais comme une malade, je râlais contre le comptable, la nuit je ne dormais plus en me ressassant tout ce qu’il fallait faire pour que ça avance… Et puis en mai, je me disais: aie, on arrivera jamais à signer avant mi juin, ils vont vendre à quelqu’un d’autre, tout ça…

Et puis finalement, j’ai décidé que ça ne servait à rien de réfléchir à tout ça, que ça ne ferait que me pourrir la vie, et que de toute façon, on verrait bien si on signerait ou pas. A partir de là, j’ai dormi comme un bébé, et j’ai cessé de me prendre le chou! Et voilà le résultat: le destin était avec nous!

Le début d’un grand chantier

Maintenant, nous avons du travail. Il faut:

• Faire afficher le panneau du permis de construire et le faire constater par un huissier
• Faire raccorder l’eau et l’électricité (ici la plupart des terrains sont vendus sans viabilisation)
• Réfléchir à l’agencement de la résidence: les bâtiments sont déjà placés, mais il reste à choisir l’emplacement de la piscine, du carbet à yoga, de la rivière artificielle pour les poissons de mon chéri, du trampoline des enfants, etc.
• Réfléchir à l’agencement intérieur et la déco où nous n’avons encore pas décidé grand chose!!!!! Ah si, dans les deux premiers bungalows: il y en aura un avec pour thème la rivière, et l’autre l’océan!

Alors voilà, je vous tiens au courant pour la suite… Que vous puissiez assister en direct à la naissance de la résidence! (D’ailleurs, nous ne lui avons pas encore donné de nom… Si vous avez des idées… 🙂 )

A rewarded patience

It was long, and it almost didn’t happen, but as always, our lucky star was here with us… We had the intention to buy this plot of land for a long time, but since we signed the sale agreement in november, we’ve being late for a lot of procédures… Yet, we’ve signed today!!!

Let’s explain: to complete our project of a touristic residence, we had planned to create a company. But for this, there are a lot of procedures: to open a bank account with the capital on it, to write the articles of association, to registrate this in the appropriate administrations… In short, we’ve hired an accountant to help us.

The same accountant was also preparing the balance sheets of my husband’s company (who is almost allergic to procedures, and didn’t take care about this since 2013…). Yet, the bank was asking us these sheets to give us the loan! And then, oops! The accountant lost his internet communication cause the phone company closed it by mistake… So we had to wait before everything returned to normal and that he could work on our file!

Finally, when evrything was ready, we learned that the owners had to leave Guadeloupe in june because of health problems, and as the guy didn’t want to sign a proxy at all, we had to sign before they leave!

Then, it was a real race, because a lot of documents were still missing, as alwaus with banks, but we did it: we signed the loan on may, 30th; and we signed the purchase of the land today at the notary’s office… just before they take the plane, next week!

Life has taught me an important lesson this year: learning patience, although i was a very very impatient person! At the beginning, i was completely stressed ith the accountant being so slow, i couldn’t sleep, thinking of all we had to achieve, believing that the owners would sell this land to someone else…

And then, finally, i decided that thinkking too much was useless, that it was only ruining my days, and that it was hurting me without accelerating the procedures… So, i decided not to think about it anymore, and just wait until the last time, to see if it would work, or not… As a result, i slept like a baby, and the fate supported us: we signed!!

The beginning of a great project

Now, we have a lot of work to do:

• Displaying the building permit on the plot of land, so everyone can see what will be constructed on it
• Connecting our land with water and electricity suppliers
• Thinking of the layout of the whole residence: the buildings are already disposed, but we need to choose where to position the swimming pool, the yoga spot, the artificial river for my darling’s fishes (he’s fond of aquariums), the children’s trampoline…
• Thinking of the inner decoration: we’ve just decided that the bungalows will have decoration themes: river for one, ocean for the second…

So, this is it!! I keep in touch for the continuation… So that you can see in live the birth of this residence! (by the way, we didn’t choose a name yet… If you have ideas, don’t hesitate to share!! 🙂 )
